Property management software for the requests, the vendors and the follow-up
Short answer: Alori is the all-in-one app for service businesses, and for property managers it handles the busy part of the day: tenant requests, vendor visits and every message in one place. It is not a full property management software with a rent ledger or trust accounting, so keep your accounting tool for that. The tenant portal and recurring rent billing are coming soon, and you can join the waitlist at the bottom of this page.
A day in property management, and the tools it takes
A tenant texts about a leaking sink at 7 a.m. Another one emails about a broken door code. A third fills in the form on your website. By noon you have called two plumbers, rescheduled a locksmith and promised three people an update.
Most small property management teams juggle:
- A rent and accounting tool for leases and owner statements
- A shared phone, plus everyone's cell
- Email, texts and a website form that land in different places
- A spreadsheet or a whiteboard of open repairs
- Vendor phone numbers in someone's contacts
The repairs are where things slip. Nobody sees every open request, and owners and tenants call to ask where things stand.
What Alori gives a property manager
Every request in one inbox. Texts, emails and website chats land in Conversations, one thread per tenant, and your whole team sees the same threads. Pick who follows each one, and close it when it is handled.
A chat on your website that answers first. Turn on the website chat and your bot answers common questions from your help articles, your hours and your services. When it needs a person, it passes the chat to your team. See the website chat bot.
Requests turned into work. Your website's request form lands in your app, and Alori makes a follow-up task if nobody answers within 2 hours. You can also ask your bot for an automation in plain words, like "each time a text comes in, add a task for the office". A repair that needs a visit becomes a job with a checklist and photos.
Tenants kept in the loop. File a request as a ticket from the tenant's conversation, with a priority and a person in charge. When it moves to in progress or done, Alori emails the tenant. Set a response time per priority, and a ticket past its time turns red.
Vendor visits on one schedule. Add each vendor as a company, with its people. Schedule visits by person, see who is free, and give technicians their day on their phone. See dispatch.
A business phone. Get a business number or bring yours, set business hours and a phone menu, and read voicemails written out for you. See calls.
Unlimited users. Every plan has unlimited users, so maintenance staff and office staff can all log in.
